What a Bathroom Remodel Really Costs in Chicago

8 min readLee & Sam Property Care

Bathroom pricing confuses people because the room is small and the bids are not. The reason is simple: a bathroom concentrates every expensive trade — plumbing, electrical, waterproofing, tile — into forty square feet. Here is how the numbers actually work in Chicago, from a licensed GC that builds them.

How Much Does a Bathroom Remodel Cost in Chicago?

Most Chicago bathrooms land between $8,000 and $65,000 depending on tier: a refresh ($8K–$15K), a full remodel ($15K–$35K), or a gut with layout changes ($35K–$65K+). Which tier you are in comes down to one question — does anything move?

Refresh ($8K–$15K). Every fixture stays where it is. New vanity, toilet, lighting, paint, hardware, maybe a tub reglaze or a new surround. Two weeks or less, minimal permit exposure, and the tier with the best resale return per dollar.

Full remodel ($15K–$35K). Same footprint, everything replaced: new tile floor and shower, new tub or walk-in conversion, new vanity and fixtures, updated electrical. The plumbing stays in its walls, which is what keeps this tier from crossing into the next one.

Gut and reconfigure ($35K–$65K+). The layout changes — the tub moves, a shower becomes a wet room, a half bath becomes a full. Now you are relocating drain lines and vents, opening the wet wall, and pulling permits for plumbing and electrical. In Chicago's older housing stock this is also where the surprises live.

Where Does the Money Go in a Small Room?

Labor and tile dominate. Tile work is the most labor-intensive finish in residential construction — a fully tiled shower with niche, bench, and waterproofing behind it is days of skilled work, and it is the single line that separates bathroom bids most. Waterproofing is the part you cannot see and should never skip: a shower that leaks into the framing costs multiples of what the membrane cost to install. Then plumbing — performed by licensed plumbers, as Chicago code requires — and electrical, where code now expects GFCI protection and proper ventilation. A fan vented into the attic instead of through the roof is one of the most common defects we open up in Chicago bathrooms.

Why Does Building Type Change the Number?

Because the plumbing stack decides what is possible. In a condo, your drain lines tie into the building's shared stacks, and moving fixtures can mean core-drilling concrete — plus association rules, insurance certificates, and restricted work hours that add 10–15% before materials. In a two-flat or three-flat, the wet walls are shared with the unit above, so a relocated toilet becomes a conversation with the whole building's plumbing. In a pre-war single family, expect galvanized supply lines that need replacing once disturbed and floors that need leveling before tile. We cover the permit side of all of this in our guide to Chicago renovation permits.

What Is Not in a Typical Bathroom Bid?

The same blind spots as every renovation, concentrated. Fixtures and finishes above your allowance grade — the freestanding tub, the frameless glass, the heated floor — often sit outside the base number. Permit fees are billed separately; Chicago's minimum permit fee is $602 as of 2026. If your project needs drawings for a layout change, the architect is a separate engagement. And if the demo opens a wall and finds rot, mold, or a corroded stack, that is real work that was invisible at bid time — a 10–15% contingency is how professionals plan for it honestly.

How Long Does a Bathroom Remodel Take?

A refresh runs about 1–2 weeks, a full remodel 2–4, and a gut with layout changes 4–8 — plus permit time before work starts on permit-triggering scopes. The sequence is fixed: demo, rough plumbing and electrical, inspection, waterproofing, tile, fixtures, glass. Shower glass is the long pole most people miss: it is measured only after tile is done, then fabricated for 1–2 weeks. For the week-by-week reality, see our bathroom renovation timeline.

Is a Bathroom Remodel Worth It for Resale?

The refresh and mid tiers return best — bathrooms and kitchens are the two rooms buyers actually price. Taking a dated bathroom to clean and current moves a listing; taking a nice bathroom to spectacular returns less per dollar. If you are selling within two years, stay in the first two tiers. If you are staying, build the bathroom you want — you will use it every day, and that return does not show up in a spreadsheet.

Bathroom Remodel FAQs

Can I remodel a bathroom for $10,000 in Chicago? Yes — as a refresh. Every fixture stays in place, finishes stay mid-grade, and the money goes to the visible surfaces. What $10,000 does not buy is moved plumbing or a fully tiled custom shower.

Do I need a permit for a bathroom remodel? If plumbing moves, electrical is altered, or walls change — yes. A like-for-like fixture swap generally does not require one. The full breakdown is in our permits guide.

What is the most expensive part? The tiled shower — labor, waterproofing, and glass together typically outweigh every other line in the room.
