As of April 1, 2026, ADUs are permitted in approximately 60% of Chicago's residential land area — all multifamily and mixed-use districts plus RS-zoned areas in wards that have opted in. We research your specific address before any planning begins.

What's the difference between a coach house and a conversion unit? +

A coach house is a new detached structure built in your rear yard — typically above or beside a garage. A conversion unit is created inside your existing building, such as a basement apartment or attic unit. The permitting process and costs differ significantly between the two.

How much does an ADU cost in Chicago? +

Every adu project is different. We've completed work across a wide range of budgets — from targeted updates to complete gut rehabs — and we build our estimates around what you actually need, not a one-size-fits-all number. How long does an ADU project take? +

Basement conversions typically take 3–5 months from permit approval. Coach house construction takes 6–10 months. The permitting process itself adds 2–4 months before construction begins.

Can I rent my ADU on Airbnb? +

No — under Chicago's ADU ordinance, ADUs cannot be used for short-term rentals of less than 30 days. They must be used for long-term rental housing or family occupancy.
