These Terms & Conditions ("Terms") govern your access to and use of the website at landspropertycare.com (the "Site"), operated by Lee & Sam Property Care, Inc. ("Lee & Sam," "we," "our," or "us"), together with our Privacy Policy.

These Terms govern the Site only. Any construction, renovation, or property maintenance services we perform are governed by a separate written contract and Scope of Work signed by both parties. If anything in these Terms conflicts with your signed project contract, the signed contract controls with respect to the work performed.

Services

Lee & Sam Property Care, Inc. is a licensed general contractor in the State of Illinois (City of Chicago Class D License #TGC132820). We provide residential and commercial construction, renovation, and property maintenance services in the Chicago metropolitan area and surrounding communities.

All services are subject to a separate written contract between Lee & Sam Property Care and the client. These Terms govern your use of this Site and your initial engagement with us prior to execution of a formal project agreement. Nothing on this Site constitutes a binding offer to perform work.

Estimates & Quotes

Free estimates provided through our Site, by phone, or in person are preliminary in nature and are not a binding contract or a guarantee of final project cost. Estimates are based on the information available at the time and may change after site inspection, design selections, permitting, or the discovery of concealed conditions. Final pricing, scope, and terms are confirmed only in a written Scope of Work and contract signed by both parties before work begins.

No Professional Advice

Content on this Site — including any articles, guides, calculators, cost ranges, timelines, and resources — is provided for general informational purposes only and does not constitute professional construction, engineering, design, financial, or legal advice. You should not rely on Site content as a substitute for a consultation and a written agreement tailored to your specific project, property, and local code requirements.

You agree to indemnify and hold harmless Lee & Sam Property Care, Inc. and its owners, employees, and agents from any claims, damages, losses, or expenses (including reasonable attorneys’ fees) arising out of your misuse of the Site, your violation of these Terms, or your violation of any law or the rights of a third party.

Governing Law & Venue

These Terms are governed by the laws of the State of Illinois, without regard to its conflict-of-laws principles. Any dispute arising from your use of this Site shall be brought exclusively in the state or federal courts located in Cook County, Illinois, and you consent to the personal jurisdiction of those courts.

Severability

If any provision of these Terms is found to be unenforceable or invalid, that provision will be limited or eliminated to the minimum extent necessary, and the remaining provisions will remain in full force and effect.

Entire Agreement

These Terms, together with our Privacy Policy, constitute the entire agreement between you and Lee & Sam Property Care regarding your use of the Site and supersede any prior agreements on that subject. Your signed project contract and Scope of Work govern the services we perform for you.

Changes to These Terms

We reserve the right to update these Terms at any time. When we make changes, we will revise the "Last updated" date above. Your continued use of the Site after changes are posted constitutes your acceptance of the revised Terms.
